Model conventions & property context

Land and stamp duty are paid at month 0. Development spends at the start month through start + duration − 1; sales follow the same convention. The default therefore spends in months 3–14 and sells in months 12–47. Three buffer months follow the sale period. Approval duration is a planning check, not an extra cost or automatic delay.

Monthly interest = opening loan balance × annual rate ÷ 12. Debt finances the specified shares of land and development only; stamp duty and brokerage are funded by equity or sales. Interest is capitalized before this month's draws and repayment. Sale proceeds after brokerage repay all available debt first. Remaining proceeds go to equity. Annual IRR compounds the monthly return; the equity multiple is positive equity cash flows divided by negative equity cash flows. Peak cash need is the lowest cumulative equity balance; payback is the first month after which this balance stays nonnegative.

Sales cover the full saleable area; the plot count is indicative and may include a fractional final plot. Growth compounds from the first sale month. No buyer income tax, GST, holding expenses or fees beyond the displayed inputs are included. The seller's editable tax rate is a modeling assumption supplied in the brief, not a determination of tax liability. TDS is an advance credit, not a second tax.
